this is one possibility to differentiate, but I'd suggest another tag
for it: "residential:type=villas" or sth. similar. Because I would
expect that the primary differentiation of residential=xy would be
about the residential landuse itself, not about the typology of the
buildings. Residential types as used in building law is (in areas that
I know) usually divided in "general" residential, "pure" residential,
"special" residential areas (areas dedicated to the "preservation and
development" of living with "special" characteristics (which could be
subtagged then). This is the subdivision as of German law, I don't
know how other legislations handle it.

that's fine but does not exclude the suggested tagging for the landuse.
