Yury, great question about multiple unit building, thanks for asking.
I would prefer not changing the location of multiple address points for
units. Just import nodes at the massgis location and not add it to the
buiding. Any address search or routing will still find the proper building.
And, it would be easy to drag the nodes to precise locations in the
buildings at a later date. Recognizing that nodes are stacked will be
difficult and the OSM display of the addresses will be unclear.
In the Bedford, our GIS Analyst tags the door entry points for appartment
with both street address and unit.

Apparently,
these multiple locations get rolled up into stacked nodes at the building
centroid by massgis.
Condo Complex example in JOSM massgis data points

Note, in JOSM i've separated the stacked nodes for the lower building.
In this particular condo complex all the buildings have the same street
address: 45 Shawsheen Road.
Selecting just the address points in Bedford with the UNIT attribute I
find unexpected values like
0 (9) four of these is in a apartment building with 36 apartments on three
floors massgis attribute FLOOR
LEFT (12)
REAR (6)
IN-LAW (6) no other units in building
GARAGE (1)
BASEMENT (3) guess this is where you put your teenage son.
HANSCOM A (1)
8888 (1) suspicious
2201-2206 (1) sounds like a range to me
2101-2206 (1)
2 DEPOT STATION (1) depot station is a building
