abutters=mixed :-)

It used to render light blue.  The effect in Sydney was to give a 
nice predominantly blue ring around the centre.

If you hadn't mentioned retail, I would also suggest 
abutters=commercial if that is the predominant rather than exclusive 
land use.  [Sweeps pedantic hat off with a flourish]
